Guest Services Fee
A non-refundable Guest Services Fee of $89.00 is applied to all reservations.
This non-refundable Guest Services Fee includes: Reservation Processing, Accidental Damage Protection coverage for up to $500.00 of unintentional damage, 24-7 Emergency Guest Assistance, free after-hours lock-out services, guest mobile/smartphone application, free WIFI access, a starter supply of Mermaid Cottages Morning Bliss Coffee, and use of our Mermaid Cottages local guide book.
A 13% sales use and lodging tax will also be applied to the rental.
All reservations made within thirty (30) days from arrival date require full payment at the time the reservation is placed.
Methods of Payment
We accept echecks (electronic checks) or credit cards (Visa or MasterCard).
Advanced Deposit and Final Payment
An Initial Payment of 50% of the Total Rental Balance is due when reservation is made. Final Payment is due 30 days prior to your arrival date. We will not send you a reminder for your final payment, and, if you’re paying with a Visa or Mastercard, we will automatically charge your card on the due date, unless we hear otherwise from you. If your arrival is less than 30 days from when reservation is made, full payment is due at the time the reservation is made.
Accidental damage can and does occasionally occur, just as it does in your own home. Under our Damage Protection Waiver included in your reservation fee, you will not be charged for accidental damage to the home or the personal property of the owner contained within the home, up to a limit of $500 per reservation. Mermaid Cottages will assume responsibility to repair or replace accidental damage as needed. This damage protection benefit does not negate your responsibility as a tenant to take care of the rental home and report any accidental damage immediately. Damage Protection does NOT cover intentional damage, theft, gross negligence, pet damage, pay-per-view cable charges, Acts of God or loss of use. Any accidental damage must be reported to our office immediately and before the end of your stay in order for Damage Protection to apply.
After guest departure, a Mermaid Cottages inspector will carefully inspect the home to ensure that it is left reasonably clean and free of unreported damage. Guests will be notified of any excessive damage/costs in writing. Guests authorize Mermaid Cottages to charge guest’s credit card in the event of the following: intentional damage, theft, unintentional and incidental damage exceeding the $500 coverage, any damage or flea infestation caused by a pet, unauthorized pets, excessive cleaning after departure, smoking in non-smoking homes or exceeding occupancy or parking limits.
We reserve the right to charge a security deposit for events or for reservations by non-traditional groups.
The Rental Agreement is a legally binding agreement between the Guest, Mermaid Cottages and the Property Owner. Your reservation and signed Rental Agreement bind you to a specific property for a specific period of time. There should be no expectation of refunds or relocation because you are disappointed with the property you have rented or in the event that something associated with the property is not working to your satisfaction. There will be no refunds for mechanical failure of items such as air conditioners, TV, dishwashers, washer/dryers, pools, or other luxury items. We will make every attempt to correct any problem that arises during your stay in a timely manner. Also, no refunds will be given due to power blackouts, water shortage, flooding, construction at adjacent properties, or mandatory evacuation of the area due to hurricanes or other potentially dangerous situations.
Cancellation Policies and Fees
Once a reservation has been confirmed by payment and you are unable to fulfill your obligation to occupy the Rental Property, Mermaid Cottages must be notified as soon as possible. We require all cancellations be in writing for your protection. No refunds will be due.
Please note: If you have purchased Trip Cancellation insurance at the time of making your reservation, please refer to your policy for instructions on recovering your loss due to cancellation. In no event shall Guest assign or sublet the Rental Property in whole or in part.
Mermaid Cottages recommends Roam Right (www.roamright.com) as a travel insurance option should you want to purchase travel insurance for your stay. You can go to their website directly to purchase your insurance.
We recommend that all Guests purchase this coverage for added financial protection in cancellation situations where we are unable to refund payments.
In the event of an ordered evacuation due to hurricanes or other storms, you are required by state law to evacuate property. If you have declined trip cancellation insurance, you will not be entitled to a refund. Refunds for the period of mandatory evacuation will be made solely by RoamRight, provided Guest has purchased optional trip cancellation insurance. Refer to trip cancellation policy or contact RoamRight directly for specific information and/or refund procedures. If you choose to leave due to “Storm Warnings” or “Voluntary Evacuation” no refunds will be given. Mermaid Cottages will not issue refunds in part or in full for inclement weather. Our recommendation for travel during hurricane season is for you to research and purchase trip cancellation insurance.
The Guest agrees to indemnify the owner for any damages to or loss from the rental house, grounds, furnishings, appliances, household items and any other of the Owner’s property resulting during the Guest’s rental term, normal wear and tear excluded. The Guest further agrees to indemnify and hold the owner and the rental agent (Tybee Mermaid, LLC and Mermaid Cottages, LLC) harmless from any claim or liability for any loss or damage whatsoever arising from, related to or in connection with the rental of this rental property, including but not limited to any claim for personal injury or damage or loss of property which is made, incurred or sustained by the Guest or other occupants or invitees of Guest, excepting if such damage or loss results directly from the willful misconduct or sole negligence of the owner or the agent. Neither the owner nor the agent are responsible for any of the Guest’s or other occupant(s) valuable, cash or other property during the rental term or thereafter left at the rental house.
Rental Properties are for family vacations only: Mermaid Cottages gladly rents to families or responsible adults over the age of 25 years old. Mermaid cottages has a “No-Group” Policy, which includes but is not limited to the following: school, spring break, prom, graduation, wedding receptions, etc. Mermaid Cottages may approve at the time of reservation and at our discretion to rent to groups, but you must disclose at the time of reservation 1) that you are a non-family group and, 2) the majority of the group members must be at least 25 years of age. Absolutely no house parties, events, receptions, or kegs!
City Code Regarding Events: “Under the zoning and other ordinances of the City of Tybee Island, it is unlawful to advertise or otherwise promote, or to hold out for availability, any location that has not been specifically approved as a special event location for conducting weddings, reunions, or similar events. Such activities are not permitted uses under the Land Development Code, 4-050. This is true for bed and breakfast establishments as well as residential structures. Procedures for seeking approvals of special event locations can be secured from City Hall on properties located within appropriate zoning districts. Should you have any questions, please contact the Building and Zoning Department of the City.”
Maximum Occupancy & Parking Capacity: Mermaid Cottages has set and published occupancy & parking limits for every unit and strictly enforces these limits. The Maximum Occupancy listed as “Property Capacity” is determined by the bedding provided in the Rental Property and/or the limit set by Mermaid Cottages and the Owner of the Rental Property. The number of available off-street parking spaces determines the Parking Capacity.
Absolutely No House Parties! And No Kegs! House Parties are strictly forbidden and overcrowding is not permitted. We strongly advise you to not jeopardize your family and friends’ vacation by overcrowding or noise violations.
Mermaid Cottages reserves the right to refuse service to anyone: All rental properties are leased without regard to race, color, religion, sex, national origin, handicap or sexual orientation.
Each home will be given 3 keys. A replacement charge of $20 per key will be applied to lost keys.
Items Left Behind:
We will contact you regarding anything left behind. Should you wish to have the items returned, we will make arrangements with the Tybee Island UPS Store to contact you and arrange for payment and shipping directly..
Important To Note:
No illegal substances are permitted on the property
Quiet time: the noise curfew is 10 PM in all residential areas and all guests are expected to comply.
Smoking is not permitted inside ANY of our rental properties. If there is evidence that smoking has occurred inside the property, you will be charged an additional $150 cleaning and ionization service fee. This policy is STRICTLY ENFORCED and IS NOT covered by the Accidental Damage Protection fee.
Yeah, we hate ’em, too, but roaches and ants are a reality in coastal Georgia, especially during the Summer. Some critters, like the American Cockroach (a.k.a. Palmetto Bug), can even fly inside from their nests outside. We do our best to keep the pests away; all of our properties are cleaned after every rental and receive monthly pest control treatments. As creepy as they may make you feel, an occasional roach or line of ants in this part of the world is a fact of life and does not mean the property has been poorly maintained.

Please note: Our Pet Fee is $130 for 1 to 2 pets. Additional pet fees will apply to more than 2 pets.
This is a fee and not a deposit and is not refundable.
All dogs are allowed regardless of age from puppy to mature dogs.
- Pets are not allowed on the furniture or beds
- Please clean up any pet “poo” in the yard. *IMPORTANT!! TO AVOID ANY ADDITIONAL FEES TO YOUR CREDIT CARD, YOU MUST PICK UP YOUR DOG’S WASTE! FAILURE TO DO SO WILL RESULT IN ADDITIONAL CLEANING FEES ASSESSED TO YOUR CREDIT CARD. IF THIS HAPPENS, A GUEST SERVICES REPRESENTATIVE WILL BE CONTACTING YOU AFTER YOUR STAY.
- Crates: if you are bringing a dog under the age of 1 year, we ask you to crate the dogs when you’re not there. We also ask that you do not leave older dogs by themselves to have the run of the home when you are gone.
- Please do not leave the dog(s) outside in the yard unattended. Tybee does have a noise ordinance and this does include dog barking. The fine is $300.
- Flea and tick protection. Fleas are here on Tybee in full force, please be sure your animals are current on their flea protection medicine.
- Don’t forget: dogs are NOT allowed on Tybee beaches at any time of the year.
